Collecting and collating information about your wants and needs in the design of your home, this also includes an analysis of your block, inclusions and also discussing your target budget.
The Design Team will prepare a set of preliminary plans based on the brief provided. The design would aim to capture all of your wants and needs in the new home, address required developer/council requirements as well as trying to achieve your targeted price point.
Upon your acceptance of the preliminary design, the Estimating Team will cost the home taking into account a specific level of inclusions, known site costs and this will be presented to you by the Sales Team in the form of a Tender Document.
In the meantime, you will be sent for various colour consultations including externals, tiles/timber/carpet, kitchen and vanities and finally the internal colour consultation at the Logico Homes Colour Studio.
Upon completion of your colour selections, Logico Homes will prepare the full set of Construction Plans, the Contract Tender and the Building Contract.
Depending on the required compliance path, Logico Homes will attend to lodgement of the Development Application (DA) via Council followed by the Construction Certificate (CC) application with the Private Certifier, or alternatively lodge the Complying Development Certificate (CDC) application with the Private Certifier.
Once we have obtained the Construction Certificate and you have obtained a Letter of Authority to Commence Construction (LACC) from your lending authority (if you are financing), Logico Homes will be able to commence the construction of your home.
Upon Practical Completion of the home, the Site Supervisor will conduct a final walk-through and handover the keys to your new Logico home.
There will be a 13 week maintenance period after handover upon which any maintenance issues will be dealt with immediately. Upon expiry of this maintenance period, the standard warranty periods apply.
